Captiva Island Property Overview
Captiva Island is a very unique real estate market offering many varied types of properties. For purposes of clarity, we classify real estate on Captiva into the following broad categories:
Gold Coast – these are the most expensive residential properties on Captiva Island. Generally speaking, the Gold Coast runs on the beach side of the Captiva Road from the bridge at Blind Pass to the S-Curve near Tween Waters Resort where the road begins to run right at the edge of the beach. All these properties have direct frontage on the Gulf and are generally 100 to 150 ft wide and approximately 400 to 600 feet in depth from the beach to the road right of way. All in this classification are single family residential properties, no condominium properties.
Roosevelt Channel – These properties are across the street from the Gold Coast and most have frontage on the Roosevelt Channel which is a navigable body of water that empties into either Blind Pass (which is currently closed ) and Pine Island Sound on the northern third of the island. All in this category are single family residential properties, no condominiums.
'Tween Waters Stretch – These are the properties that run from the S-curve to the south of Tween Waters Resort to the S-curve to the north of Tween Waters resort. The Captiva Road in this stretch is right at the edge of the beach. The properties generally run from the beach to the bay but access to the beach is across the Captiva Drive. The areas on the beach side of Captiva Drive are not buildable and all structures on landward of the road. Many of the properties have dockage on the bay at the rear of their properties. This area is mostly single family residential properties, with the exception of the Tween Waters Resort and a small number of condominium properties.
Village of Captiva – This is the area from the S-curve north of Tween Waters Resort to the gates of the South Seas Plantation. Although not an officially recognized municipal entity, the “Village” has a small commercial area and more residential like streets. Some of the homes in the Village area are directly on the beach, some are on the Bay, and some are down quaint village streets from the beaches and bay. The island is not more than 200 to 300 yards wide in this area so access to the water is a very short walk. Mostly single family homes are in this area with some “cluster homes” and zero lot line home developments.
South Seas Plantation – SSP is a full service, privately owned resort featuring some privately owned single family homes, privately owner residential condominiums, and timeshare condominiums. SSP encompasses the northern 1/3 of the island extending from the northern border of the Village to the tip of the island at Redfish Pass. It is an internationally known, first class beachfront resort with all the amenities one would expect of such a resort, including a 9 hole golf course, a marina that can accommodate luxury yachts and boats of all sizes, and a multitude of restaurants and shoppes. Access to the Plantation is strictly controlled. The majority of properties in SSP are rental condominium type properties or time share condominiums.
